Introduction

We are delighted to present to you the latest edition of Exquisite, showcasing our premier selection of luxury properties situated in prime locations and exceptional settings across South Africa, sub-Saharan Africa and internationally.

Exclusive, luxury properties in highly desirable locations with scenic surrounds which offer an unparalleled lifestyle are proving increasingly sought-after among affluent home buyers seeking iconic residences.

During 2024 and for the 2025 year to date, we have seen positive sentiment and robust activity in this segment of the residential property market. This is driven by both local and international high net worth buyers, to the extent that in many locations - most notably the Western Cape – currently demand is significantly outstripping stock supply.

In some instances, for example, as along the world-renowned Atlantic Seaboard, there are buyers on waiting lists, pending the arrival of these kinds of properties onto the market.

Furthermore, we are seeing an increase in interest and demand for top-end, luxury properties in Cape Town’s Southern and Northern Suburbs, the Boland, Overberg and Garden Route – in the Western Cape, as well as prime Johannesburg suburbs such as Sandton, and coastal areas north of Durban such as uMhlanga and the Sibaya precinct.

Positively for SA’s residential property market in general, and according to the Pam Golding Residential Property Index, national house price inflation has risen steadily from a low of +2.4% in late-2023 to +6.22% in February 2025, which is the strongest growth rate in national house prices since late 2007.

This rebound has also outpaced the turnaround in the consumer inflation rate from a low of +2.8% in October 2024 to +3.2% in February 2025, resulting in real (inflation-adjusted) growth in house prices for six consecutive months. Real house prices rose by +3.0% in February 2025, a level last seen in September 2007.

Notably, growth in house prices has accelerated across all three major regions. The recovery in Western Cape house price inflation continued to gather momentum in February 2025, rising to +6.04% from a lower turning point of +4.7% in March 2024, while both Gauteng and KwaZulu-Natal continued to rebound strongly last month (February 2025), rising to +4.5% and +3.1% respectively.

Ranging from luxurious, spacious homes and apartments and high-end lifestyle estates to boutique wine farms, expansive wildlife properties and other iconic real estate in prime locations spanning diverse regions, this hand-picked selection is among the very best South Africa has to offer.
